Notice is hereby given that Speer Equities LLC, CC Erie Farms LLC, SC Erie Farms LLC, KC Erie Farms LLC, et.al. and Toll Southwest LLC (Owners) have made application for a Major Planned Development (PD) Amendment to the Lanterns PD. The properties subject to this proposed Amendment are located at the southwest corner of Crystal Valley Parkway and Plum Creek Boulevard addressed as 240 Crystal Valley Parkway, and located south of the southern termini of Plum Creek Boulevard and Old Lanterns Parkway. The properties are described as follows:
Section 26, that portion of Section 27 lying east of the east right-of-way line of the Denver & Rio Grande Western Railroad and that portion of the Southeast quarter of the Southeast quarter of Section 22 lying east of the east right-of-way line of the Denver & Rio Grande Western Railroad, Township 8 South, Range 67 West of the sixth Principal Meridian, County of Douglas, State of Colorado, and
Lot 2, Block 2, Heckendorf Ranch Filing No. 2, County of Douglas, State of Colorado.
The amendment proposes to create a five-acre planning area zoned to allow a church and single-family detached residential uses. The maximum number of dwelling units allowed in The Lanterns is 1,200 and that maximum will not be increased with this amendment. The proposed amendment also incorporates the lot located at the southwest corner of Crystal Valley Parkway and Plum Creek Boulevard, known as Heckendorf Ranch Filing No. 2, Block 2, Lot 2 into the Lanterns PD, with no changes to the permitted uses allowed on the lot. Finally, the amendment also proposes a master sign plan for the Lanterns development.
A public hearing into said application was held before the Planning Commission on Thursday,
April 25, 2019, and continued to May 23, 2019. The Planning Commission voted 5-0 to recommend to Town Council approval of the proposed Lanterns PD Major Amendment.
The Town Council will consider the proposal on First Reading at a public hearing to be held on Tuesday, Dec. 3, 2019 beginning at 6 p.m. at Town of Castle Rock Town Hall, 100 N. Wilcox St., Council Chambers, second floor, Castle Rock, Colorado, 80104. All interested persons are invited to attend the public hearing and address the Town Council.
Copies of the application materials are available for inspection at the Castle Rock Development Services Department, located in Town Hall at 100 N. Wilcox St., Castle Rock, Colorado, 80104 during regular business hours
