Neighborhood Meeting - Proposed Site Development Plan Promenade Block 3A Apartments - VIRTUAL MEETING

Virtual Neighborhood Meeting: Jan. 27, 2021, 6 - 7 p.m.

You are cordially invited to a virtual neighborhood meeting regarding a proposed Site Development Plan in your area. This is the first neighborhood meeting for the proposed project and will take place on Wednesday Jan. 27, 2021, 6:00-7:00 p.m. MST via a zoom webinar. The project is located inside Promenade at Castle Rock shopping center south of La Loma and west of Sam’s Club along Promenade Parkway.

Forum Investment Group is requesting Site Development Plan approval from the Town of Castle Rock for a multifamily residential project on this site, currently being referred to as Promenade Block 3A Apartments until a final name is chosen. Generally, the project proposes to develop four buildings, each of which would be four to five stories with a total of 300 apartments across all buildings. In addition, there will be a clubhouse with leasing office, pool, and other amenities. We anticipate a parking ratio of approximately 1.91 spaces per unit (approximately 570-575 spaces), to be compliant with code. Parking will consist of a mix of attached and detached garages, covered stalls, and surface stalls. A vicinity map, site plan, and elevations for the project are attached for your review.

The meeting will take place via a zoom webinar at the link below. The purpose of the neighborhood meeting is to share and obtain feedback on the proposed project and answer any questions you may have. Please provide any written feedback you may have to the Applicant/Owner by Friday Jan. 22, 2021 to allow for potential responses at the virtual neighborhood meeting on Wednesday Jan. 27, 2021, 6:00-7:00 p.m. MST. The Town will accept any feedback at any time during the review process.

A project presentation will be made by Forum Investment Group, followed by an opportunity for questions and answers from the audience. To keep the meeting running smoothly, the following ground rules will be observed:

  • All participants will automatically have their video/audio turned off upon entry to the meeting
  • The panelists, including the Applicant/Owner and project team, will have audio available to make the presentation and answer questions
  • Questions will be held until the end of the initial presentation by the project team. Once the presentation concludes please use one following methods to ask a question
    • To ask questions using the computer keyboard, please use the “Q&A” function to type in and submit your question. Please try to keep your comments focused and concise so that as many people as possible can participate in the limited meeting time
    • To ask a question verbally, please use the "Raise Hand" function in Zoom. This is done by clicking on the "Participants" icon at the bottom of your screen, then clicking on the "Raise Hand" button
    • For those on the phone with audio only, to raise your hand, please hit *9 on the dial pad
  • The project team will work down the list of questions and raised hands in order and activate the user's audio one at a time to allow them to speak
  • Please be aware that the meeting will be recorded to ensure an accurate record of comments and questions about the project
