As our community grows, building the infrastructure that goes with it is an important effort. Often, the Town will require developers to take the lead.
As part of its development agreement with the Town, Richmond American Homes will be investing in growth-related infrastructure along Castle Oaks Drive. Some of that work is expected to start Monday, April 4.
Crews will be working from Pleasant View Drive – on the edge of the Cobblestone Ranch neighborhood – moving west about 1 mile to an intersection with a future street, known as Leilani Lane.
Phased work will include new main line utilities to handle planned growth and replacing an old bridge with a new concrete box culvert crossing under Castle Oaks Drive. The work will also include widening Castle Oaks Drive to accommodate the future four lanes in this area, as required by anticipated traffic volumes as this area grows. All work is being funded by Richmond American Homes.
Currently, the detour around this work zone is Pleasant View Drive, starting at both the eastern and western ends of that road’s intersection with Castle Oaks Drive. It is estimated the detour will take drivers and extra 5 minutes.
Based on resident feedback, some changes to the detour have been made, which will begin by late April:
• Detour: Richmond will construct a temporary road alongside Castle Oaks Drive, which will handle the detour traffic. This will take about two (2) weeks to complete, and in the meantime Pleasant View will continue to serve as the detour. We appreciate your patience. Once this temporary roadway is completed, Richmond will no longer use Pleasant View as the detour.
• Dirt mitigation: While Pleasant View Drive is the detour, Richmond will work to mitigate dust with daily passes as needed by a water truck.
• Truck traffic: Richmond has asked their trucking subcontractors to use a different route to cut down on truck traffic. They will also post a “No Construction Traffic” sign on both ends of Pleasant View Drive.
• Traffic enforcement: We have requested increased presence from the Town of Castle Rock Police Department during the next two weeks.
The work could take up to three months to complete. Please use extra caution in this and all construction zones. We ask you to remember that weather in Colorado is always a factor in construction and could unexpectedly change any construction schedule. We appreciate your concerns and your feedback
